Final and executive plant and architectural design

The term “social housing” refers to housing projects designed to provide housing for people considered more fragile, while promoting a sense of belonging and socialization.

Modern social housing, such as the one designed by Orbyta Engineering for the Municipality of Osasio, are distinguished by the presence of common spaces and services designed to create bonds between residents and the local community. This approach has led to a total remodeling of the spaces, with the aim of meeting both the housing needs of the self-sufficient elderly and those of the citizenry.

Architectural design: a building to serve the community

The structure is designed as an open and functional space, with a design that promotesaccessibility andinteraction.

The ground floor is designed to be a meeting and service point, open to both residents and citizens.

Among the main environments are:

  • the pedestrian arcade: a connecting element between the structure and the outdoors, facilitating access to services.
  • The medical outpatient clinic: space dedicated to health care, available to the entire community.
  • the social hub: a versatile area for events, collective activities and meetings, available to the municipality.

The upper floor is designed specifically for the self-sufficient elderly, divided between common spaces and 9 private accommodations. The communal spaces include a cafeteria, a fully equipped kitchen, and a room for recreational and social activities to promote residents’ socialization and well-being. Each private room, on the other hand, is equipped with a bathroom and designed to provide privacy and comfort.

Efficient and sustainable plant design

One of the strengths of the project was the development of an advanced technological facility that combines efficiency and sustainability:

  • heating and cooling: systems with heat pumps with high efficiency, which reduce consumption and environmental impact.
  • photovoltaic system: clean energy to cover part of the energy needs of the facility.
  • controlled mechanical ventilation (VMC): solutions to improve indoor air quality and reduce heat loss.
  • home automation and monitoring: intelligent systems to manage lighting, air conditioning, and energy optimization.

An inclusive and environmentally sustainable project

Sociality and inclusion are at the heart of the project, with spaces carefully designed to foster relationships among residents and dialogue with the local community.

In parallel, energy efficiency has been a top priority, with the use of sustainable materials and technologies capable of minimizing the building’s environmental impact.

Finally, the harmonious combination of common areas, private residences, and services makes this project a state-of-the-art model: the facility does not just meet housing needs, but becomes a place that connects people, stimulates cooperation, and responds to community needs in an organic and functional way.
