Safety and energy upgrading: the case of Lingotto Hotel
Plant design for a newly built hotel
In the Lingotto area of Turin, Orbyta Engineering is engaged in the design and construction management for the plant engineering of a newly built hotel. The structure, consisting of a building with five above-ground floors and a basement, will house 23 rooms with attached services.
The main objective was to combine guest comfort with energy sustainability and safety. The project involves an integrated approach, supported by BIM modeling, to analyze and resolve any interferences between architectural, plant and structural designs.

A 360-degree plant design
The intervention includes the design and implementation of several advanced facilities:
- Heating and air conditioning: The HVRF (Hydronic Variable Refrigerant Flow) system ensures efficient distribution of the heat transfer fluid, with emission via underfloor fan coils and ducted units.
- Domestic hot water (DHW) production: With a 28 kW air-to-water heat pump, an integrated 800-liter storage tank, and a solar thermal system, the system provides energy efficiency and reduced emissions.
- Controlled Mechanical Ventilation (CMV): Provides continuous air exchange, improving the quality and comfort of indoor environments.
- Electrical and photovoltaic systems: Includes new switchboards, power backbones, an 8 kWp photovoltaic system, and an electrical safety grounding system.
- Pressurization systems: A compact, modular unit maintains constant pressure, optimizing efficiency and reducing footprint.
Fire safety
The project was developed in accordance with the latest fire regulations, with specific solutions for hotels classified PA and HB, including:
- Fire-fighting water network: Made in accordance with UNI 10779 and UNI EN 12845, it provides protection against fire inside the building.
- Fire detection system: Designed and installed according to UNI 9795, it automatically detects hazardous situations and enables rapid response.
- Sound evacuation system (EVAC): Compliant with ISO 7240-19, it broadcasts clear and timely emergency messages.
